Ice dam roof leak water damage in Loudoun County: what to do
Water Damage

An ice dam leak is roof water, not a broken pipe

Snow on a roof can melt over the warmer part of the house and run down to the colder eave, where it freezes again. The ice ridge holds the next meltwater on the roof. That water can slip under shingles and show up as a ceiling stain, a drip into an upstairs room, or wet insulation in the attic. It is not the same event as a supply line that froze in a wall. The burst-pipe guide on this site is for the pipe. This one is for water that entered from the roof.

What Loudoun County notes on this site already say

The Loudoun County page names roof and ice-dam leaks on older Western Loudoun homes after heavy snow, alongside the winter supply-line breaks that show up in two-story plans with a bathroom over a garage. Western Loudoun on that page includes older farmhouses and pre-1980 homes toward Round Hill, Hillsboro, and Lovettsville. Eastern Loudoun is the newer subdivisions in Ashburn, Sterling, and Brambleton, where finished basements and supply lines are the pattern this site already describes. Leesburg sits in both worlds: plaster and original trim in the historic district, and newer basements in Lansdowne, River Creek, and Potomac Station. A ceiling stain in an older western house after a snow is a reason to look up, at the roof and the attic, before you assume a pipe failed.

What to do in the first hour inside the house

Do not go on the roof. If the ceiling is sagging or a light fixture is holding water, stay out from under it and leave the switch alone. Put a bucket under an active drip if you can do that without standing in wet ceiling debris. Move furniture and storage only if the floor is safe. Photograph the stain, the drip, any wet insulation you can see from a safe attic hatch, and the rooms below. Note the time you found it. If you can see ice at the gutter from the ground, photograph that too, from the ground. Then call (703) 832-2773. The office is 42785 Generation Dr, Ste 516, Ashburn, VA 20147. Response timing depends on crew availability, traffic, and current project load.

What not to do on the roof

Do not climb an icy roof to break the dam. Do not use an open flame, a torch, or a grill on the eave. Do not hammer or chop the ice. Those steps can tear shingles and punch a hole that leaks after the weather warms. A roofing contractor is the trade for ice at the edge, gutter damage, and missing shingles. Prime Solution LLC’s water-damage scope is the water that already came inside: where it went, what it wet, and the drying record. The storm-damage page on this site is the interior side of wind-driven rain and roof leaks, not a roof replacement offer.

Attic insulation and the ceiling below

Meltwater that enters at the eave often lands in the attic before it stains a ceiling. Insulation can hold that water after the drip in the bedroom slows down. The ceiling drywall, the top of the wall, and stored items in the attic are the materials to photograph. If the hatch is icy, the ladder is unsafe, or you cannot see the floor of the attic, do not climb in. Tell the person who comes what you could see from the hall and what you could not. Hidden moisture is the same problem the water-damage pages on this site already describe for walls and floors. A stain that “stopped” is not a moisture reading.

Drying inside, and the claim file

Interior work can include extracting water that pooled, setting air movement and dehumidification where materials are wet, and writing down moisture checks before anyone closes a ceiling. That record is separate from the roofer’s note about shingles and ice. Keep both. The insurance guide on this site points to public descriptions of ice-dam damage as water from the top down, and it also says flood and surface water are a different policy question. Prime Solution LLC does not decide coverage. If the water sat long enough that materials smell musty, the category guide on this site explains why clean meltwater is not automatically “clean” after it has been in building materials. Call (703) 832-2773 to start with the rooms that are wet today.

Frequently asked questions

What should I do first if an ice dam is leaking into a Loudoun County house?

Stay off the roof. If water is near a ceiling light, outlet, or sagging drywall, stay out of that spot. Catch water that is already dripping, photograph the stains and wet rooms, and call (703) 832-2773 to talk through drying. A roofer addresses the ice and the roof.

Is an ice dam leak the same thing as a burst pipe?

No. A burst pipe is water from the plumbing system. An ice dam leak is meltwater that backed up under the roof and came inside. The winter pipe guide on this site is the plumbing checklist. This page is the roof-leak checklist. Photograph the source so the file shows which one happened.

Should I chip the ice off the roof?

No. Do not walk an icy roof and do not chop ice with a hammer, hatchet, or open flame. Those steps can damage shingles and leave a leak after the snow is gone. Roof work belongs to a roofer who can reach the edge safely.

Which Loudoun homes does this site already flag for ice-dam leaks?

The Loudoun County page on this site names roof and ice-dam leaks on older Western Loudoun homes after heavy snow, and it separates that pattern from winter supply-line breaks in newer eastern subdivisions. Leesburg’s historic houses and the western towns are the older stock. Ashburn, Sterling, and Brambleton are the newer eastern examples already described here.

Does the ceiling stain mean the water stopped?

Not by itself. Water can sit in attic insulation and the top of the wall after the drip pauses. The water-damage pages on this site already note that materials left wet can grow mold within 24 to 48 hours, which is why a dry-looking ceiling is not the end of the check.

Will insurance pay for an ice dam leak?

The Virginia insurance guide on this site summarizes public descriptions of ice-dam water as a top-down pattern, which is different from floodwater that enters from outside at ground level. Your policy and your carrier decide. This page does not promise payment.
